What is the cost for me to sell my house with Abode Estate Agency?

There is a marketing fee of £250 + VAT (payable if your property sells or not) and there is a commissionable fee that is only payable if your property is sold. For more details on this fee please to get in touch and we can discuss this with you.

Is there anything to pay upfront?

You have the choice of paying your marketing fee of £250 + VAT up front or once the sale of your house is concluded, however please note that if your house does not sell, this fee is still payable.

Do I need to arrange for a home report for the property I wish to sell?

Yes, this is a legal requirement. We have good links with a company who undertakes home reports and we are happy to recommend them should you wish.

Is there a cost for my home report?

Yes, there is, and this cost is separate from any Abode Estate Agency charges.

Do I need to pay for a valuation?

No, we supply you with a valuation of your property free of charge.

Can you deal with all the viewings with prospective buyers?

Yes, and to be honest, we prefer to undertake all the viewings, it’s all part of the service we offer. Some people are not confident when it comes to selling and with something as important as selling your house, we would strongly advise that you take advantage of the sales skills of the staff at Abode Estate Agency to sell your home.

How will you market my house for sale?

Once you decide to use Abode Estate Agency to sell your home a number of things will happen; we will take pictures of your property then ensure it is listed on popular websites (which include Zoopla and Rightmove). It will also be displayed on our social media channels as well as on our high street window display. Finally, to increase awareness in your local area a ‘for sale’ board will be erected at your property.

Are you contactable in the evenings and at the weekend?

Yes, as you can appreciate a large number of house viewings take place at the evening and weekends, so we feel it is important that we are contactable outwith normal office hours. Once you sign up with Abode Estate Agency you will be given the mobile number of the member of staff who will be looking after your sale, so please feel free to contact them as and when required.

Should I opt for a closing date?

Generally speaking, that is the preferred approach to selling a house in Scotland. For this to happen we would need to see how many ‘Notes of Interest’ your house generates and then we can advise you on how best to proceed.

Should I opt for a fixed price for my house?

This is of course an option and there are many factors to be taken into consideration in choosing this approach. Your Abode Estate Agency representative will be able to advise you on the merits of this approach.

Can I opt not to take a bid from someone with a ‘chain’?

Yes of course, it is your house and your prerogative as to who you wish to sell it to. You need to however take into account that this will of course limit the number of buyers who may be interested in your property.

Can I leave the keys of the house I am selling with you on the day I exchange contracts?

Yes, many of our clients choose this option (you also have the option to leave your keys with your lawyer). We will only release the keys to the buyer once we have had confirmation from your lawyer that the sale has concluded.

If I have my house listed with another estate agent, but it is not showing any interest, can I move over to you?

Yes you can, however you may still be liable to pay some fees to your existing estate agent which will be outlined in your contract with them. We would of course go through this in more detail with you, should you wish to engage our services.

What if I need to re-list my property?

This is not a problem and if you do need to take your property off temporarily and want to re-list your property for whatever reason, there is no additional marketing fee to pay once you decide to re-list it.

If I decide to take my home off the market, is there a cancellation fee?

No, as long as your marketing fee is paid and any other outstanding costs have been settled in full, then there is no cancellation fee should you decide to take your property off the market.

Is there anything special you offer?

Yes if you are selling your property due to divorce, impending separation or you have been left a property in someone else’s will (and the money is tied up in the property), then we offer a service where you do not need to pay for your marketing costs or home report upfront. Of course, should you decide to take your property off the market, then all outstanding fees require to be settled.
